How much do I need for a down payment?

Depending on the loan, as little as 3% to 3.5%, or nothing down with VA. Plan for closing costs too, and keep some savings in reserve after you move in.

What credit score do I need?

It depends on the loan. FHA is more flexible than conventional. The fastest way to know where you stand is a quick conversation, and we'll point out anything that could help your score before you apply.

What documents should I have ready?

Your last 30 days of pay stubs, two years of W-2s (or tax returns if you're self-employed), two months of bank statements and a photo ID.

Should I get pre-approved before I start looking?

Yes. A pre-approval tells you your real budget and shows sellers you're serious, which matters in a competitive Denver market.
